Flood Risk Assessment FRA

Are you considering submitting a planning application in order to carry out development on the land that may be at risk of flood from local rivers or watercourses?

If so, you’ll now be required to submit a Flood Risk Assessment (FRA) that will inform the plans that you submit and confirm that future use or development is protected from the risk of flood.

Phone us on (0845) 680 1723 or send us a quick enquiry.

We can help you identify:-
· Whether your land is susceptible to flooding and therefore needs an FRA

· Provide a Flood Risk Assessment (FRA) which will advise on the appropriate way to develop the site.

· Highlight issues and how proposals might overcome them, identifying measures taken to alleviate future problems through good design.

· Provide a Flood Impact Assessment
Given the recent occurrences of dramatic flooding in various parts of the Country, The Environment Agency and Government Planning policy (through PPS 25) has tightened criteria in respect of development in flood areas. This doesn’t mean if your site sits within a flood zone that there’s no potential – BUT IT DOES MEAN, you’ll need a FRA (flood risk assessment) and careful consideration of the scheme proposed.Clearly it’s not in your interest to develop any land that will result in the new properties being flooded, as this severely affects the ability to sell the properties and insure them. Sea, river and groundwater levels are all changing in a way that leaves areas that have never flooded historically, with significant potential to flood in the coming 100 years.
Your planning application may be carefully prepared in every other respect, but if your property is identified as ‘potential risk’ then an FRA is required in order for the planning authority to accept planning application. Without an FRA, the application will simply be returned or worse, refused out of hand. Consulting us early on has the potential to save you literally thousands of pounds.
If further work is necessary, such as flood water modelling, wave and wind motion calculations we have nationally recognised, highly regarded professionals within our team that can provide this information to support your applications.

Our clients appreciate our focus on a timely, well thought through approach to achieving an authoritative and credible planning application, including the Flood Risk Assessment.
