Given the recent occurrences of dramatic flooding in various parts of the Country, The Environment Agency and Government Planning policy (through PPS 25) has tightened criteria in respect of development in flood areas. This doesn’t mean if your site sits within a flood zone that there’s no potential – BUT IT DOES MEAN, you’ll need a FRA (flood risk assessment) and careful consideration of the scheme proposed.Clearly it’s not in your interest to develop any land that will result in the new properties being flooded, as this severely affects the ability to sell the properties and insure them. Sea, river and groundwater levels are all changing in a way that leaves areas that have never flooded historically, with significant potential to flood in the coming 100 years.
Your planning application may be carefully prepared in every other respect, but if your property is identified as ‘potential risk’ then an FRA is required in order for the planning authority to accept planning application.
